10 Roof Maintenance Tips from Jaco Contracting

10 Roof Maintenance Tips That Save Money and Unnecessary Headaches

Installing a new roof can be expensive and it’s usually a major disruption for most Homeowners. That’s why inexpensive inspections and maintenance on a regular basis make perfect sense. A well designed roof maintenance program will keep your roof functioning properly, keep your warranties intact, and ensure that you get the maximum useful life from your roof.

  1. Inspect the roof on a regular basis: Inspections are designed to find minor issues before they become major issues. You should schedule inspections before or after seasonal changes and after major storms. A proper inspection will always include looking in the attic for leaks.
  2. Keep your roof free and clear of debris: minor debris such as leaves, small limbs, and sticks can damage your roof, prevent proper drainage, encourage algae & moss growth, and encourage wood rot.
  3. Inspect / repair seals, joints, and flashing: These are the most frequent spots for leaks and should be regularly inspected for damage. Flashing covers entry points into your roof including the vents, exhaust pipe, and chimney, and it’s often a hotspot for leaks. Look for rust, cracks, and dried out or loose sealant.
  4. Repair problems quickly: Roof problems don’t go away, they just get worse with time and more expensive to fix.
  5. Keep your gutters clear: Gutters are a critical, but often overlooked, part of your roofing system. They allow for the proper drainage that’s necessary for the roof to function properly. When gutters back up, serious water damage and ice damming can occur.
  6. Trim trees away from the roof: Tree limbs hanging down over your roof, or even on it can be a serious hazard. Not only do they put you at risk for broken limbs falling on the roof, they can wear down and damage shingles. Tree limbs can also encourage squirrels and raccoons to gain access to your home. Keep in mind that they may be closer to your home than you think: tree limbs are often flexible and can swing several feet during a storm.
  7. Look for signs of animal and insect damage: Rodents, birds, bats, and bees can cause serious damage to your roof if they decide to make it their home. Inspecting for intrusions can prevent major damage and/or infestations.
  8. If you live in area that experience it, clear heavy snow as quickly as possible: Heavy snow accumulation can cause a roof collapse. If your roof is not shedding snow quickly enough, hire a professional to remove it.
  9. Avoid harsh cleaning methods: Roofs throughout 80% of the US experience discoloration due to algae growth. And while a clean roof looks MUCH better than a stained roof, harsh cleaning methods or repeated cleaning often do more harm than good. NEVER allow high-strength chlorine bleach to be used on your roof. Roof Cleaning should always be done by a trained professional and should always be done in conjunction with a proper roof inspection.
  10. Document your repairs and maintenance: This will help you keep track of your expenses as well as provide you with the proper documentation you may need in the case of a warranty or insurance claim.

With proper maintenance, you can maximize the life of your roof while minimizing the overall cost. This will allow you to save money and avoid unexpected emergencies while keeping your home and family protected.

Jaco Contracting - Authorized Roof-A-Cide® Applicator serving the Metro Atlanta Area

I recently had a chance to speak with Corey Womack & Jake Gresham, Owners of Jaco Contracting Solutions, to discuss their business and what they see as the challenges and opportunities for their company in dealing with homeowners and communities in the Metro Atlanta area.

To start off with, here’s a little background information on Jaco Contracting:
Jaco Contracting is a General Contracting company that specializes in roofing, new home builds, remodels, insurance claims contracting, and now Roof Cleaning & Roof-A-Cide® Stain Prevention. They have 25 years in the contracting field with 1000's of job under their belt. They strive for customer satisfaction and are always going the extra step to make sure the job is completed with quality.

  1. What separates Jaco Contracting from other Roofing Contractors in your area and who is your ideal customer?
Jaco Contracting is a state of Georgia Licensed General Contractor, so in addition to Roofing, our company is licensed, insured, and qualified to handle many other jobs that other Contractors are not- such as gutters, siding, remodeling, water & fire mitigation – in addition to building homes from start to finish. We have a clear reporting structure in place and we have a supervisor on site from start to finish on every job. Our Ideal Customer is someone who appreciates quality and results. Our Ideal Customer also looks for Contractors that value education and are Certified by major manufactures.
  2. What Certifications or Endorsement do you have from Roofing Manufacturers?
Jaco Contracting is a CertainTeed SELECT ShingleMaster™ which allows us to offer extended and enhanced warranties. Only 1% of contractors carry this certification. Jaco Contracting is also Certified Shingle Specialist with Owens Corning.
  3. What do you see as your biggest challenges in bringing your services to the people you're trying to serve? In addition to educating Customers to the need for hiring Contractors that are Licensed and Insured, getting Customers to understand the benefits of Roof Cleaning and Maintenance. Many people think that once the roof is installed, they don’t have to do anything anymore and that they’re covered by a warranty if anything happens. But this is not the case. In most instances, the roof warranty REQUIRES periodic inspections and necessary maintenance in order for the warranty to remain intact.
  4. What are the most common problems you see when you’re inspecting roofs?
Algae moss algae, flashing issues, debris in the valleys which leads to roof rot, as well as cracked & brittle shingles.
  5. Why are these areas more of a problem?
These are the areas most prone to leaks, so they require regular attention – but most Homeowners don’t realize this. So when we get a call, it’s usually an advanced problem that really could have been headed off a long time ago.
  6. What inspection schedule would you recommend for homeowners and community managers? The National Roofing Contractors Association recommends a yearly inspection, but we find that most homes in the Metro Atlanta area are fine with a two-year inspection cycle.
  7. Why did you choose to offer Roof-A-Cide?
At first it was because our Customers kept asking what they could do about the dark streaks and stains appearing on their roofs. We tried to educate them on Roof Cleaning, but there weren't a lot of good options and people were justifiably concerned about possible damage associated with roof cleaning. Roof-A-Cide seemed to be the perfect alternative. It’s a long-term preventative product that eliminates the need for repeated cleaning. As long as we apply a light spray to the roof every couple of years, the roof looks great year after year and we never need to worry about pressure cleaning or using harsh chemicals - GUARANTEED. It also eliminates a lot of the concerns people had with regards to landscaping and it’s approved by the largest manufacturers of shingle, concrete & clay tile, and stone-coated metal roofs.
  8. What is your vision for the company – where do you see it in 10-15 years? Our goal is to continue to grow throughout the Metro Atlanta area working Homeowners, Communities, and Businesses to become THE Roofing Contractor that people look for when they expect Quality, Service, & Value.
  9. What areas does your company serve?
We service all of Metro Atlanta.
  10. How is the best way for a customer to reach you?
Customers can reach via phone at 770-385-5788 they can reach us through our website: JacoContracting.com

2016 Hurricane Preparedness

As we start the 2016 Hurricane Season, remember that one of the BEST ways to prepare for Storm Season & Protect Your Property is to establish a good relationship with a qualified Roofer.

Depending on the source, the 2016 Hurricane Season is predicted to be Quiet, Average, or Busy – so that doesn't help and no one really puts much stock in these predictions anyway. But the season is starting again and those of us that have lived here for a while know what CAN happen. And living under a blue tarp for months or years is NOT pleasant.

Since we usually have just a couple of days to really hunker down if a storm is coming, getting ready beforehand makes sense. It doesn't take a lot of time or effort and it will make weathering the storm much easier if your area does happen to get hit.

Heading Off One of the Most Likely Problems: Getting your roof inspected and making necessary repairs can be done well in advance and it takes one more potential problem off your plate. It will also give you a realistic estimate of the remaining useful life of the roof(s).

We work with some of the best roofing pros in every major market in Florida & each of these companies is Licensed, Insured, & Qualified to Inspect, Maintain, Repair, or Replace your roof(s). Many of these companies also offer significant discounts on repairs and/or priority scheduling for their customers on a Roof Maintenance Program in the event that a storm does hit.

Here's a listing of the companies we work with in Florida:
