10 Roof Maintenance Tips That Save Money and Unnecessary
Headaches
Installing a new roof can be
expensive and it’s usually a major disruption for most Homeowners. That’s why
inexpensive inspections and maintenance on a regular basis make perfect sense. A well designed roof maintenance program
will keep your roof functioning properly, keep your warranties intact, and
ensure that you get the maximum useful life from your roof.
Inspect the roof on a regular basis:
Inspections are designed to find minor issues before they become major issues. You
should schedule inspections before or after seasonal changes and after major
storms. A proper inspection will always include looking in the attic for leaks.
Keep your roof free and clear of debris:
minor debris such as leaves, small limbs, and sticks can damage your roof,
prevent proper drainage, encourage algae & moss growth, and encourage wood
rot.
Inspect / repair seals, joints, and flashing:
These are the most frequent spots for leaks and should be regularly inspected
for damage. Flashing covers entry points into your roof including the vents,
exhaust pipe, and chimney, and it’s often a hotspot for leaks. Look for rust, cracks,
and dried out or loose sealant.
Repair problems quickly: Roof problems
don’t go away, they just get worse with time and more expensive to fix.
Keep your gutters clear: Gutters are a
critical, but often overlooked, part of your roofing system. They allow for the
proper drainage that’s necessary for the roof to function properly. When
gutters back up, serious water damage and ice damming can occur.
Trim trees away from the roof:
Tree limbs hanging down over your roof, or even on it can be a serious hazard.
Not only do they put you at risk for broken limbs falling on the roof, they can
wear down and damage shingles. Tree limbs can also encourage squirrels and
raccoons to gain access to your home. Keep in mind that they may be closer to
your home than you think: tree limbs are often flexible and can swing several
feet during a storm.
Look for signs of animal and insect damage:
Rodents, birds, bats, and bees can cause serious damage to your roof if they
decide to make it their home. Inspecting for intrusions can prevent major damage
and/or infestations.
If you live in area that experience it, clear heavy snow as
quickly as possible: Heavy snow accumulation can cause a
roof collapse. If your roof is not shedding snow quickly enough, hire a
professional to remove it.
Avoid harsh cleaning methods:
Roofs throughout 80% of the US experience discoloration due to algae growth.
And while a clean roof looks MUCH better than a stained roof, harsh cleaning
methods or repeated cleaning often do more harm than good. NEVER allow high-strength chlorine bleach to be used on your roof.Roof

Document your repairs and maintenance:

What do you see as your biggest challenges in bringing your services to the people you're trying to serve? In addition to educating Customers to the need for hiring Contractors that are Licensed and Insured, getting Customers to understand the benefits of Roof Cleaning and Maintenance. Many people think that once the roof is installed, they don’t have to do anything anymore and that they’re covered by a warranty if anything happens. But this is not the case. In most instances, the roof warranty REQUIRES periodic inspections and necessary maintenance in order for the warranty to remain intact.
What are the most common problems you see when you’re inspecting roofs? Algae moss algae, flashing issues, debris in the valleys which leads to roof rot, as well as cracked & brittle shingles.
Why are these areas more of a problem? These are the areas most prone to leaks, so they require regular attention – but most Homeowners don’t realize this. So when we get a call, it’s usually an advanced problem that really could have been headed off a long time ago.
What inspection schedule would you recommend for homeowners and community managers? The National Roofing Contractors Association recommends a yearly inspection, but we find that most homes in the Metro Atlanta area are fine with a two-year inspection cycle.

As we start the 2016 Hurricane Season, remember that one of the BEST ways to prepare for Storm Season & Protect Your Property is to establish a good relationship with a qualified Roofer.
Depending on the source, the 2016 Hurricane Season is predicted to be Quiet, Average, or Busy – so that doesn't help and no one really puts much stock in these predictions anyway. FRSA's trade show, the Florida Roofing & Sheet Metal Expo, is the LARGEST
regional show of its kind in the country. The Expo is held in conjunction with
FRSA's Annual Convention, and in 2016 the Association's 94th year will be
celebrated at the Hyatt Regency Orlando and Orange County Convention Center in
Orlando, FL.
In 2015, more than 3,000 roofing and sheet metal contractors,
building officials, architects and industry suppliers attended the show with
over 200 exhibiting companies offering the latest in products and services in

If your Homeowner Association is mandating that you and your

Your roof is one of your home’s most important lines of defense against the elements and it should be inspected regularly to identify & correct problems while they are still relatively minor. Roof inspections are especially important if you live in a location that tends to experience weather extremes, or after a particularly harsh season.
The National Roofing Contractors Association (NRCA) recommends your roof be inspected twice a year—once during fall months, and again in the late spring – to ensure optimal performance and maximum lifespan. Regular roof inspections include looking at interior walls, ceilings and fireplace flues, evaluation of downspout/gutter systems and an examination of roofing materials (shingles, shakes, tiles, etc.).
What Causes Damage or Deterioration?
Sun: Heat and UV rays can be destructive to roofing materials, causing them to break down over time.
Wind: High winds can pull shingles away from the roof’s underlayment, allowing dirt and water to collect between the layers. Over time, this debris and moisture can lead to structural deterioration.
Rain and Snow: Frequent moisture penetration can be detrimental to your roof’s structure, causing mildew, wood rot and even damage to insulation and electrical infrastructure. Ice dams can be especially damaging to the integrity of your roofing structure.
Algae, Moss, & Lichen: These organic materials discolor your roof and hold in excess water—which leads to wood rot and structural damage over time.
Trees: If your landscaping becomes overgrown, tree limbs and leaf buildup may become a problem. Long, heavy branches can puncture or scratch your roof, and leaves may block downspout systems.
Pests: Insects & Animals sometimes move in to make your home theirs as well. Trees that are close to the roof line increase the likelihood of this happening.
Quick Inspection Checklist:
Gutters: Properly functioning gutters are an integral part of the roofing system because they divert water away from the structure. Clogged gutters can back up, rot the fascia and allow water to penetrate into attic and walls.
Trees: Trim overhanging branches away from the roof line.
Flashings: Look for loose material, wear, or missing metal or chimneys and wall penetrations. Caulk and adhesives should be addressed if they show cracks or gaps.
Fascia: Look for signs of wearing or cracking paint. Also check for wood rot.
Shingle Roofs: Shingle roofs can be visually inspected from the ground and binoculars would be helpful. Look for: - Discoloration from algae, moss, or lichen - Missing dislodged shingles - Protruding nails - Pest / Animal damage - Granule loss
Tile or Metal Roofs: Tile and metal roofs can be visually inspected from the ground and binoculars would be helpful. Look for: - Discoloration from algae, moss, or lichen - Missing, cracked, or broken tiles - Pest / Animal damage

Most Roof Cleaning contractors here in Florida are using high-strength Chlorine Bleach (Pool Chlorine) for Roof Cleaning because it is cheap, fast, and easy. And while some roofing manufacturers recommend using some bleach when cleaning a roof, NONE of them recommend the extremely high strength concentrations that are commonly used throughout Florida and increasingly throughout the US. There are much safer and more effective ways to maintain your roof.
Extremely High-Strength Chlorine Bleach solutions usually will not do noticeable damage to actual asphalt roof shingles or concrete roof tiles, but they will do irreversible damage to almost everything else that comprises a roof system – fixtures, flashings, fasteners, gutters, and most importantly the underlayment that covers the roof and serves as the actual waterproofing. This damage usually goes unnoticed for years before the problem is discovered.
This is why you do not see reputable Roofing Professionals using or advocating this dangerous method – but you will find them using other methods that are safer for the roof, safer for the environment, and APPROVED by Roofing Manufacturers.
