Integrity Pressure Cleaning – A Roof to Curb Service Company

I recently had a chance to speak with Micah Valladares, Owner of Integrity Pressure Cleaning, to discuss his business and what he sees as the challenges and opportunities for homeowners and communities in Central & West Central Florida.

To start off with, here’s a little background on Integrity Pressure Cleaning:
In 1996, after years of working for other pressure cleaning companies, Micah started Integrity Pressure Washing. Determined to create a company that was unique in its focus on Customer Service & Results, Micah began slowly, servicing individual homes and being VERY selective about what type of employees he would hire. Over the last 20 years, this approach has been paying off as they’ve increased their customer base to include HOA & Condo Communities, Apartment Communities, and Commercial Properties.

Can you give me a brief description of your company & what it does?
Integrity is a roof to curb service company helping maintain the value and integrity of the property with a preventative approach that saves money in the long run. We take the headaches away from our customers that are usually associated with cleaning & maintenance. We offer them solutions that not only clean the property, but ones that also extend the life of the roof, paint, and their concrete surfaces.

What are the two main differences that set your company apart from your competition & how do these benefit your customers?
Aside from our 20 years of experience, we’re a full service pressure cleaning company with established Trade Partnerships. This allows us to not only bundle the services we offer (saving our customers time & money), but also allows us to coordinate these services with trusted professionals in related trades such as painting & roofing.

Tell us about your crews.
Integrity Pressure Cleaning has three separate crews servicing West Central Florida from Davenport to Wesley chapel to Sarasota. We Our crews are supervised, uniformed, and bilingual. Each of our employees are trained & tested in four separate areas: Proper equipment use, proper cleaning techniques for various surfaces, safety, and our company philosophy on Customer Service. All of our employees are also covered by Workers’ Comp insurance so our Customers are protected.

What is your experience in the Condo, HOA, & Apartment markets?
We’ve been working with these types of communities since 2004 and we understand the different needs of each type and we strive to learn the unique needs of each specific community. Some of the more notable communities we’ve had the pleasure of working with include Valhalla, Edgewater, Kings Mill, & River Hills Country Club.

Why did you choose to offer Roof-A-Cide?
At first it was because our Customers kept asking for a better alternative to traditional cleaning. When it comes to their roof, people are justifiably concerned about possible damage with repeated roof cleaning. Roof-A-Cide is the perfect alternative. It’s a long-term preventative product that eliminates the need for repeated cleaning. As long as we apply a light spray to the roof every couple of years, the roof looks great year after year and we never need to worry about pressure cleaning or using harsh chemicals - GUARANTEED. It also eliminates a lot of the concerns people had with regards to landscaping and it’s approved by the largest manufacturers of shingle, concrete & clay tile, and stone-coated metal roofs.

What is your vision for the company – where do you see it in 10-15 years?
Our goal is to continue to grow throughout Central Florida working Homeowners, Communities, and Businesses to become THE Premier Cleaning & Maintenance that people look for when they expect Quality, Service, & Value.

Top Five Reasons to Get Your Roof Cleaned by a Professional

Without Proper Maintenance,
Roofs Will Not Function Properly
#5 - Professionals are Properly Licensed, Trained, & Insured to protect your property – They’re trained to work on roofs, inspect for potential problems (before they become major problems), and they don’t use high pressure or harsh chemicals that can damage your roof or landscaping.

#4 - Professional Roof Cleaning will keep your Roof Warranties intact – most people don’t realize it, but failure to maintain your roof properly will void most roof warranties.

Many Roofs are Replaced Prematurely,
but Proper Maintenance Can Avoid This
#3 - Professional Roof Cleaning allows water to shed properly – Leaf & debris buildup in your valleys and gutters prevents the roof from functioning the way the roof was designed.

#2 - Roof Cleaning prevents mold & fungus growth that can damage – especially moss & lichens.

And the # 1 reason to get Your Roof Cleaned by a Professional is:

#1 - Professional Roof Cleaning makes your roof look better and extends the life of your roof – increasing property values as well as the aesthetics of your home and community.

The Bottom Line is that Roof Cleaning can be dangerous and the damage that can be caused by doing it incorrectly can be difficult for a homeowner to see and expensive to fix. Like most major repair / replacement items people deal with, you can always try to do it yourself or you can find someone that will try to do it cheaply but maintenance on your new car, your roof, your electrical or plumbing systems, etc. are not the best places to take chances in order to save a little money.

If your goal is to maintain the aesthetics of your property, maximize the life of the roof and minimize unnecessary problems – then hiring a Professional to do regular inspections and maintenance, which includes proper cleaning, is going to be your most cost-effective way to accomplish that.

Maximize the Life of Your Roof - Top Five Countdown

Top Five Ways to Maximize the Life of Your Roof:

5) Ensure the attic has proper ventilation: According to GAF, It is estimated that 9 out of 10 homes in North America do not have proper attic ventilation. This not only affects your heating & cooling costs, but it has a direct impact on the roof decking and therefore the longevity of your roof.

4) Keep the roof clear of mold, algae, moss, or lichens: Mold and algae growth on roofs is primarily an aesthetic issue – creating black streaks and stains that make the roof look old & worn out. Moss and lichens are more destructive to the roof since they retain water, displace granules, and can lift shingles.

3) Keep the valleys & gutters clean: The roof & gutter system is designed to shed water. Leaf and debris buildup will retain water, prevent its proper flow, and create dams that divert the water in ways that the roof was not designed to handle.

2) Avoid unnecessary foot traffic and wear & tear: Never let Contractors on your roof that are not licensed, trained, and qualified to be on it. If you’re having your roof cleaned, avoid the use of high pressure or harsh chemicals – especially high-strength Chlorine Bleach.

1)Regular inspections & repairs: A visual inspection of (1) the roof surface, valleys, flashings, & fixtures, (2) the gutters and fascia, and (3) the underside of the roof deck from inside the attic can head off minor problems before they become major problems.

Professional Roof Cleaning for Homeowner & Condo Communities

Protect Your Property &
Avoid Unnecessary Roof Damage.

Learn about your choices in different cleaning methods and what you should definitely avoid.

Many contractors that offer Roof Cleaning, especially here in Florida, are using dangerous levels of high-strength Chlorine Bleach (Pool Chlorine) because it is cheap, fast, and easy - in the short-term. But there are more effective ways to maintain your roof that are safer for both your roof and the environment.

Extremely High-Strength Chlorine Bleach solutions usually will not usually do noticeable damage to actual asphalt roof shingles or concrete roof tiles, but they will do irreversible damage to almost everything else that comprises a roof system – fixtures, flashings, fasteners, gutters, and most importantly the underlayment that covers the roof and serves as the actual waterproofing.

These are the most common areas of roof leaks
and this damage is expensive to repair and can usually goes unnoticed for years before the problem is discovered.

This is why you do not see reputable Roofing Professionals using or advocating this dangerous method – but you will find them using other methods that are safer for the roof, safer for the environment, and APPROVED by Roofing Manufacturers.

  • FACT: Both Bleach and TSP will corrode metal (even in weak concentrations) and High-Strength Chlorine Bleach (Pool Chlorine) will accelerate the damage – especially when the roof is not rinsed properly.
  • FACT: Not One Roofing Manufacturer in the US recommends the High-Strength Chlorine Bleach solutions that are being used all over Florida and increasingly throughout the US.
  • FACT: Roofing Manufacturers have approved safer alternatives to Chlorine Bleach for cleaning roofs.
  • FACT: Roof-A-Cide® is Approved by EVERY major roof materials manufacturer to clean & prevent unsightly roof stains and ELIMINATE the need for roof cleaning.
