10 Roof Maintenance Tips That Save Money and Unnecessary Headaches

Installing a new roof can be expensive and it’s usually a major disruption for most Homeowners. That’s why inexpensive inspections and maintenance on a regular basis make perfect sense. A well designed roof maintenance program will keep your roof functioning properly, keep your warranties intact, and ensure that you get the maximum useful life from your roof.

1. Inspect the roof on a regular basis: Inspections are designed to find minor issues before they become major issues. You should schedule inspections before or after seasonal changes and after major storms. A proper inspection will always include looking in the attic for leaks.
2. Keep your roof free and clear of debris: minor debris such as leaves, small limbs, and sticks can damage your roof, prevent proper drainage, encourage algae & moss growth, and encourage wood rot.
3. Inspect / repair seals, joints, and flashing: These are the most frequent spots for leaks and should be regularly inspected for damage. Flashing covers entry points into your roof including the vents, exhaust pipe, and chimney, and it’s often a hotspot for leaks. Look for rust, cracks, and dried out or loose sealant.
4. Repair problems quickly: Roof problems don’t go away, they just get worse with time and more expensive to fix.
5. Keep your gutters clear: Gutters are a critical, but often overlooked, part of your roofing system. They allow for the proper drainage that’s necessary for the roof to function properly. When gutters back up, serious water damage and ice damming can occur.
6. Trim trees away from the roof: Tree limbs hanging down over your roof, or even on it can be a serious hazard. Not only do they put you at risk for broken limbs falling on the roof, they can wear down and damage shingles. Tree limbs can also encourage squirrels and raccoons to gain access to your home. Keep in mind that they may be closer to your home than you think: tree limbs are often flexible and can swing several feet during a storm.
7. Look for signs of animal and insect damage: Rodents, birds, bats, and bees can cause serious damage to your roof if they decide to make it their home. Inspecting for intrusions can prevent major damage and/or infestations.
8. If you live in area that experience it, clear heavy snow as quickly as possible: Heavy snow accumulation can cause a roof collapse. If your roof is not shedding snow quickly enough, hire a professional to remove it.
9. Avoid harsh cleaning methods: Roofs throughout 80% of the US experience discoloration due to algae growth. And while a clean roof looks MUCH better than a stained roof, harsh cleaning methods or repeated cleaning often do more harm than good. NEVER allow high-strength chlorine bleach to be used on your roof. Roof Cleaning should always be done by a trained professional and should always be done in conjunction with a proper roof inspection.
10. Document your repairs and maintenance: This will help you keep track of your expenses as well as provide you with the proper documentation you may need in the case of a warranty or insurance claim.

3. What do you see as your biggest challenges in bringing your services to the people you're trying to serve? In addition to educating Customers to the need for hiring Contractors that are Licensed and Insured, getting Customers to understand the benefits of Roof Cleaning and Maintenance. Many people think that once the roof is installed, they don’t have to do anything anymore and that they’re covered by a warranty if anything happens. But this is not the case. In most instances, the roof warranty REQUIRES periodic inspections and necessary maintenance in order for the warranty to remain intact.
4. What are the most common problems you see when you’re inspecting roofs?
   Algae moss algae, flashing issues, debris in the valleys which leads to roof rot, as well as cracked & brittle shingles.
5. Why are these areas more of a problem?
   These are the areas most prone to leaks, so they require regular attention – but most Homeowners don’t realize this. So when we get a call, it’s usually an advanced problem that really could have been headed off a long time ago.
6. What inspection schedule would you recommend for homeowners and community managers? The National Roofing Contractors Association recommends a yearly inspection, but we find that most homes in the Metro Atlanta area are fine with a two-year inspection cycle.

What do you see as your biggest challenges in bringing your services to the people you're trying to serve? 
Getting people to understand the benefits of regular inspection / preventive maintenance and making sure that the roof is in good condition prior to storms. A lot of people don’t seem to want to spend money on these things. But what they don’t realize is that many problems can be detected (and corrected) while they’re relatively minor. If they wait until an issue becomes a Problem, then it’s usually a lot more inconvenient and expensive to fix.

What are the most common problems you see when you’re inspecting roofs?
When people have problems with their roofs, the most common problems they have are with the valleys, flashings, vents, and fascia. Most of these can be avoided with proper installation, which includes using the right products, and a lot more can be avoided with proper maintenance. 

Why are these areas more of a problem?
A lot of these problems are “built in”. When we deal with roofs in planned communities, a lot of times, these roofs were not installed by the developer. They were installed by a subcontractor that was competing on price. And since these subcontractors know that MOST of these roofs will never be properly inspected, shortcuts are taken with the quality of the materials used and the way they’re installed. FYI – When these larger communities are being developed, typically only one out of ten homes are actually inspected properly. 
The other main reason is lack of maintenance or improper maintenance. If you’re not going to maintain your roof at all, you should expect it to fail and need major repairs or replacement up to 10 years earlier than the typical life expectancy of a roof in South Florida - which is 20-25 years. And if you are doing maintenance, but you’re not doing it properly, you could be doing more harm than good. 

Roof cleaning is an example. We see a lot of roofs that are damaged because

the contractors hired to clean them really don’t know how to clean a roof properly. Many use way too much pressure or they use very high-strength chemicals. Both of these methods can be destructive to the very areas of the roof that are already at risk. Note: Roof Cleaning should only be done by Contractors that are licensed, trained, and equipped to do it properly.

What inspection schedule would you recommend for homeowners and community managers?
The National Roofing Contractors Association recommends yearly inspections and in some cases the manufacturer’s warranty requires this as well. But most roofs in South Florida are fine for the first five years. So we recommend an inspection after the first five and then yearly after that.

Roof-A-Cide at Local Palm Beach and Treasure Coast CAM Meetings

Roof-A-Cide is pleased to be a part of a couple of continuing education programs in Palm Beach County and the Treasure Coast for Community Managers and Board Members. 

These are groups of 30-40 Managers and Board Members that meet for breakfast in addition to education, discussion, and CEU credits for topics related to HOA and Condo Management. 

In Palm Beach County, we're working with the LCAM Seminar group that meets in North Palm Beach. 

This month's topic will be "Contracting Security Officer Services"

On the Treasure Coast, we're working with the MBA Productions group that meets in Port St. Lucie.

This month's topic will be "Everything You Wanted To Know About Being a Condo Board Member, But Were Afraid To Ask"
