Integrity Pressure Cleaning – A Roof to Curb Service Company

I recently had a chance to speak with Micah Valladares, Owner of Integrity Pressure Cleaning, to discuss his business and what he sees as the challenges and opportunities for homeowners and communities in Central & West Central Florida.

To start off with, here’s a little background on Integrity Pressure Cleaning:
In 1996, after years of working for other pressure cleaning companies, Micah started Integrity Pressure Washing. Determined to create a company that was unique in its focus on Customer Service & Results, Micah began slowly, servicing individual homes and being VERY selective about what type of employees he would hire. Over the last 20 years, this approach has been paying off as they’ve increased their customer base to include HOA & Condo Communities, Apartment Communities, and Commercial Properties.

Can you give me a brief description of your company & what it does?
Integrity is a roof to curb service company helping maintain the value and integrity of the property with a preventative approach that saves money in the long run. We take the headaches away from our customers that are usually associated with cleaning & maintenance. We offer them solutions that not only clean the property, but ones that also extend the life of the roof, paint, and their concrete surfaces.

What are the two main differences that set your company apart from your competition & how do these benefit your customers?
Aside from our 20 years of experience, we’re a full service pressure cleaning company with established Trade Partnerships. This allows us to not only bundle the services we offer (saving our customers time & money), but also allows us to coordinate these services with trusted professionals in related trades such as painting & roofing.

Tell us about your crews.
Integrity Pressure Cleaning has three separate crews servicing West Central Florida from Davenport to Wesley chapel to Sarasota. We Our crews are supervised, uniformed, and bilingual. Each of our employees are trained & tested in four separate areas: Proper equipment use, proper cleaning techniques for various surfaces, safety, and our company philosophy on Customer Service. All of our employees are also covered by Workers’ Comp insurance so our Customers are protected.

What is your experience in the Condo, HOA, & Apartment markets?
We’ve been working with these types of communities since 2004 and we understand the different needs of each type and we strive to learn the unique needs of each specific community. Some of the more notable communities we’ve had the pleasure of working with include Valhalla, Edgewater, Kings Mill, & River Hills Country Club.

Why did you choose to offer Roof-A-Cide?
At first it was because our Customers kept asking for a better alternative to traditional cleaning. When it comes to their roof, people are justifiably concerned about possible damage with repeated roof cleaning. Roof-A-Cide is the perfect alternative. It’s a long-term preventative product that eliminates the need for repeated cleaning. As long as we apply a light spray to the roof every couple of years, the roof looks great year after year and we never need to worry about pressure cleaning or using harsh chemicals - GUARANTEED. It also eliminates a lot of the concerns people had with regards to landscaping and it’s approved by the largest manufacturers of shingle, concrete & clay tile, and stone-coated metal roofs.

What is your vision for the company – where do you see it in 10-15 years?
Our goal is to continue to grow throughout Central Florida working Homeowners, Communities, and Businesses to become THE Premier Cleaning & Maintenance that people look for when they expect Quality, Service, & Value.

How Can Your HOA Save Money?

If your Homeowner Association is mandating that you and your neighbors keep your roofs clean, but they are not hiring a Professional to service the whole community at the same time, your community is more than likely spending much more than it needs to.

Group discounts and standardization of services are extremely important in effective management of a community, maintaining property values, and maximizing limited resources.

Example: An HOA with 300 homes that can secure a $100 discount for each of its Residents by coordinating services for the Community has effectively saved its Residents $30,000. This is money that can be better used to offset other expenses or to keep Assessment Increases down.

Many HOA Board Members and Property Managers are reluctant to deal with this issue because they assume that if the Community hires a company to do the work, the Community is then responsible for ANY problems that might be perceived to be related to that work. This is not the case.
Board Members and Property Managers can help maintain the aesthetics of the community and do their residents a great service, while saving the community significant expense, by hiring a company with the following verifiable qualifications:

  • Licensing
  • Insurance, both Liability and Workers Comp
  • Experience with processes and/or solutions that are safe for the roof and surrounding property
  • References from properties of similar size and structure
  • Approval from Manufacturers

Communities can also save significant expense by eliminating the Roof Cleaning altogether. Roof-A-Cide offers the ONLY stain prevention process that has a 20+ year proven track record, is Safe for the Roof and Landscaping, EPA Approved, and Approved by every major Roof Manufacturer.

Professional Roof Cleaning for HOA and Condo Communities

Protect Your Property by learning about your choices in different cleaning methods.

Most Roof Cleaning contractors here in Florida are using high-strength Chlorine Bleach (Pool Chlorine) for Roof Cleaning because it is cheap, fast, and easy. And while some roofing manufacturers recommend using some bleach when cleaning a roof, NONE of them recommend the extremely high strength concentrations that are commonly used throughout Florida and increasingly throughout the US.  There are much safer and more effective ways to maintain your roof.

Extremely High-Strength Chlorine Bleach solutions usually will not do noticeable damage to actual asphalt roof shingles or concrete roof tiles, but they will do irreversible damage to almost everything else that comprises a roof system – fixtures, flashings, fasteners, gutters, and most importantly the underlayment that covers the roof and serves as the actual waterproofing. This damage usually goes unnoticed for years before the problem is discovered.

This is why you do not see reputable Roofing Professionals using or advocating this dangerous method – but you will find them using other methods that are safer for the roof, safer for the environment, and APPROVED by Roofing Manufacturers.
  • FACT: Both Bleach and TSP will corrode metal (even in weak concentrations) and High-Strength Chlorine Bleach (Pool Chlorine) will accelerate the damage – especially when the roof is not rinsed properly.
  • FACT: Not One Roofing Manufacturer in the US recommends the High-Strength Chlorine Bleach solutions that are being used all over Florida and increasingly throughout the US.
  • FACT: Roofing Manufacturers have approved safer alternatives to Chlorine Bleach for cleaning roofs.
  • Roof-A-Cide® has been approved by the largest manufacturers of Asphalt Shingles, Concrete Tiles, Clay Tiles, Stone-Coated Metal and Slate.
  • Roof-A-Cide® has over 20 years of PROVEN results in HOA & Condo Communities.

Protect yourself and your property by learning why knowledgeable Roofing Professionals, Property Maintenance Professionals, and Community Management Professionals choose Roof-A-Cide® to eliminate the need for Roof Cleaning.

Roof-A-Cide's Top 5 Articles on Roof Maintenance

Roofs are one of the most expensive maintenance and replacement items of a home. And when you’re dealing with a community, the expense is multiplied and is usually very substantial. Proper maintenance, or lack of it, has a substantial impact on the aesthetics, property values, and costs to the residents of the community - and effective management of the maintenance & costs is a critical part of the effective management of the community as a whole.

This is a list of the top five articles we’ve compiled that will help Board Members and Community Managers understand the basics of managing their roof maintenance:

  • Nobody Likes Roof Cleaning: LinkedIn Pulse
For most Florida communities, Roof Cleaning is part of recurring maintenance simply because dirty roofs look bad and clean roofs look much better. Very few things drag down the appearance of the average community like roofs that look old and worn out because they are covered in black algae.
But if they’re truly looking to maximize value and minimize long-term costs, appearance is only one of several factors that Board Members and Community Managers should be concerned with regarding their community’s significant investment in their roofs.
  • Roof Cleaning for Communities: LinkedIn Pulse
Experienced Community Association Managers, familiar with the effects of repeated Roof Cleaning, know that using high pressure or harsh chemicals can greatly accelerate the aging of a roof and many just accept it as “the cost” of keeping roofs clean – but there are proven, effective ways to avoid this.
  • Coming Soon to a Florida Community Near You: LinkedIn Pulse
Because the appearance of the roofs has such an impact on property values, many communities in Florida require that homeowners / residents keep their roofs clean – just like they require that the lawns are mowed, bushes are trimmed, and driveways are kept clean. The more proactive and comprehensively managed communities coordinate the roof cleaning for the benefit of the community – making it more convenient for the homeowners, maintaining a consistent look throughout the community, minimizing disruption, and saving money at the same time. This is where communities in Central Florida and on the Treasure Coast can learn a lot from their counterparts in Southeast and Southwest Florida.

Community Roof Cleaning and Maintenance

Here's a video we did recently that shows what preventative maintenance across a whole community can accomplish.

This is a community of 400+ homes that works with one of our Applicators. Their roofs are approximately 15 years old. And while most 15 year old shingle roofs in Florida would be black by now, these have never needed to be cleaned and they look almost pristine. Why? Because of Proactive, Preventative Maintenance.

Roof Cleaning is very common here in Florida because when the roof is covered in black algae, it not only looks bad and detracts from the aesthetics of the property or community, it detracts from the value of the property or community. This is why many homeowners in South Florida don't have a choice as to whether or not to keep their roofs clean - it's mandated by the communities they live in.

But cleaning the roofs with harsh chemicals or pressure cleaning puts unnecessary wear & tear on the roof and opens up the potential for damage. Preventative Maintenance is much easier on the roof and more cost-effective. Periodic inspections, minor repairs when needed, preventing algae & moss growth, etc all contribute to maximizing the life of the roof and lowering overall costs of ownership.

By eliminating the need for roof cleaning, this community is improving the aesthetics of the community, improving property values, reducing unnecessary disruption throughout the community, reducing unnecessary wear & tear, maximizing the life of the roofs - AND they're saving the community money while doing it.
