Roof-A-Cide 2014 Recap

As we close out another successful year, we’d like to welcome the following new Applicators: Pressure Perfection, Tru Colors, Contracting, & Colonial Roofing and we’d like to take a few minutes to thank everyone for your continued support. We hope this last year has been good to you and we wish you a Happy and Prosperous New Year!

It’s been a very active year for Roof-A-Cide as we’ve been busy doing everything we can to educate homeowners, property managers, and board members to the benefits of proactive maintenance when it comes to their roofs.

With that in mind, we’d like to recap some of the things that we’ve found to be most helpful:
  • Trade Shows:
    We’ve been busy with tradeshows all over Florida talking to Community Managers and Board Members. This year, we’ve been part of the CAI National Convention & Expo, the Florida CommunityAssociation Journal / FCAP Expo, The South Florida Cooperator Expo, The FirstService Residential Expo, the SFWMD Water Conservation Expo, and several CA Days of local CAI chapters – among others. And we have even more planned for 2015.
  • Social Media:
    We’re very active on Social Media with thousands of connections. We’re connected with over 1,200 property managers on LinkedIn and the articles & information on our Property Management Blog and Google+ sites have been read over 100,000 times in the last year. This offers an opportunity for us to help you promote your company.
  • Continuing Education Courses:
    We’ll have a state certified CEU course completed in January that educates property managers and board members on proper roof maintenance for their communities. This will be very different from any of the courses that we’ve seen so far (especially as it pertains to roof cleaning) for the HOA, Condo, & Apartment industries. We expect this to be one of several that educate property managers on aspects of property maintenance that are expensive recurring items - Roof Maintenance, Painting, Pressure Cleaning. Obviously, we're looking forward to working with our partners that have expertise in these areas so that we can create classes that will educate managers to best practices in the Property Maintenance.

Community Roof Cleaning and Maintenance

Here's a video we did recently that shows what preventative maintenance across a whole community can accomplish.

This is a community of 400+ homes that works with one of our Applicators. Their roofs are approximately 15 years old. And while most 15 year old shingle roofs in Florida would be black by now, these have never needed to be cleaned and they look almost pristine. Why? Because of Proactive, Preventative Maintenance.



Roof Cleaning is very common here in Florida because when the roof is covered in black algae, it not only looks bad and detracts from the aesthetics of the property or community, it detracts from the value of the property or community. This is why many homeowners in South Florida don't have a choice as to whether or not to keep their roofs clean - it's mandated by the communities they live in.

But cleaning the roofs with harsh chemicals or pressure cleaning puts unnecessary wear & tear on the roof and opens up the potential for damage. Preventative Maintenance is much easier on the roof and more cost-effective. Periodic inspections, minor repairs when needed, preventing algae & moss growth, etc all contribute to maximizing the life of the roof and lowering overall costs of ownership.

By eliminating the need for roof cleaning, this community is improving the aesthetics of the community, improving property values, reducing unnecessary disruption throughout the community, reducing unnecessary wear & tear, maximizing the life of the roofs - AND they're saving the community money while doing it.

5 Tips for A Successful HOA or Condo Roof Cleaning Project

Cleaning the roofs of your HOA or Condo community can be a daunting task with a lot that can go wrong.

But if you’re on top of these five basics, you’ll be in a better position to select the right company to work with and your project is much more likely to go smoothly for the Residents, the Board, and Management.

  1. Qualifications & References – You’ll want to know what type of experience the company has with projects of similar size & scope.
  2. Schedule – You’ll want to work out a specific project schedule so that you know exactly when the project will start, how long it will take, and where crews should be on any given day. Obviously this should also be communicated to your residents.
  3. Warranties – First you’ll want to know what cleaning process the company will use and verify that this process will not void either your Workmanship or Manufacturer Warranty. Allowing a company to clean your roofs with high-pressure, strong chlorine bleach solutions, or chemicals that have not been approved by the manufacturer can void both of these. Then you’ll want to know the length of time that your roofs are going to stay clean, which company is backing this warranty, and what your recourse is should an issue arise.
  4. Insurance – Contractors working on HOA & Condo properties should be covered under both General Liability and Workers Comp. “Exemption Certificates” can allow some small companies to work without Workers Comp, but they don’t always protect a community from liability if a worker gets injured. Your insurance agent should explain exactly what you need to do to make sure your property is protected.
  5. Contact Person – You’ll want to have one main contact person that will be accessible and responsive to any and all concerns.

Coming Soon to a Florida Community Near You.......

As many communities are scouring their budgets to cut costs, the roofs are where many are missing a great opportunity for substantial savings. Because the appearance of the roofs has such an impact on property values, many communities in Florida require that homeowners / residents keep their roofs clean – just like they require that the lawns are mowed, bushes are trimmed, and driveways are kept clean. The more proactive and comprehensively managed communities coordinate the roof cleaning for the benefit of the community – making it more convenient for the homeowners, maintaining a consistent look throughout the community, minimizing disruption, and saving money at the same time. This is where communities in Central Florida and on the Treasure Coast can learn a lot from their counterparts in Southeast and Southwest Florida.

It makes sense to most people that coordinated maintenance will save time and money and when you're dealing with an HOA community, the savings can be substantial. It's not unusual for communities to save tens of thousands of dollars by making relatively simple changes in their approach to property maintenance. If a community of 300 homes can save each resident $100 through coordinated maintenance, this will translate into a $30,000 savings for that community. In an industry where there is almost constant pressure to keep HOA dues low and avoid increases to every extent possible, this is substantial.

So why are some Central Florida and Treasure Coast communities not yet taking advantage of the opportunity to save so much money? It usually boils down to momentum. If the management of the community does not already involve keeping the roofs clean, some board members & property managers are reluctant to take on the added responsibility simply because it’s not convenient. But sometimes it’s a perception that getting involved with this will be arduous or open the community up to liability. This is not true about keeping the roofs clean any more than it’s true about painting, pressure cleaning, or landscaping. If management and the board vet their contractors properly, the process is relatively smooth and does not increase the exposure of the community – a fact proven out in South Florida over the last couple of decades.

Communities throughout Southeast Florida have been saving tens of thousands of dollars for decades by managing the roof cleaning process. Southwest Florida has caught on to this trend in the last 5-6 years. Now it’s time for Central Florida and the Treasure Coast to catch up.

So if you’re looking for ways to save money, look up. With the right approach, coordinating the roof cleaning in your community will enhance the community’s image, preserve and protect property values, and it will save the community money at the same time.
