Top Five Ways to Maximize the Life of Your Roof:
5) Ensure the attic has proper ventilation: According to GAF, It
is estimated that 9 out of 10 homes in North America do not have proper attic
ventilation. This not only affects your heating & cooling costs, but it has
a direct impact on the roof decking and therefore the longevity of your roof.
4) Keep the roof clear of mold, algae, moss, or lichens: Mold
and algae growth on roofs is primarily an aesthetic issue – creating black streaks
and stains that make the roof look old & worn out. Moss and lichens are
more destructive to the roof since they retain water, displace granules, and
can lift shingles.
3) Keep the valleys & gutters clean: The roof & gutter
system is designed to shed water. Leaf and debris buildup will retain water,
prevent its proper flow, and create dams that divert the water in ways that the
roof was not designed to handle.
2) Avoid unnecessary foot traffic and wear & tear: Never
let Contractors on your roof that are not licensed, trained, and qualified to
be on it. If you’re having your roof cleaned, avoid the use of high pressure or
harsh chemicals – especially high-strength Chlorine Bleach.
1)Regular inspections & repairs: A visual inspection of (1)
the roof surface, valleys, flashings, & fixtures, (2) the gutters and fascia,
and (3) the underside of the roof deck from inside the attic can head off minor
problems before they become major problems.
